Middleburg Wellness Retreat Proposed on 47 Acres Along Route 50

A luxury wellness sanctuary featuring private cabins, yoga, meditation and spa experiences could replace a longtime Loudoun County bed-and-breakfast. And its developers have an even more unconventional idea for the future.
Something unusual could be coming to the stretch of Route 50 between Aldie and Middleburg.
A prominent Washington, D.C., restaurant group is exploring plans to transform the 47-acre Briar Patch Bed & Breakfast Inn property into Sagrada Mia Sanctuary, an overnight luxury wellness destination.
The proposed Middleburg wellness retreat would feature guest cabins, spa facilities, meditation, yoga and other restorative experiences. But there's another element attracting attention: the developers are interested in potentially offering psychedelic-assisted experiences if Virginia law eventually permits them.
According to an October 26, 2026, report by the Washington Business Journal, KNEAD Hospitality + Design has filed pre-application documents with Loudoun County to explore the project.
For residents of Aldie, Middleburg and western Loudoun County, the proposal raises interesting questions about the future of a familiar Route 50 property and the growing market for luxury wellness tourism.
What Is the Proposed Middleburg Wellness Retreat?
The proposed development, called Sagrada Mia Sanctuary, would be an all-inclusive, overnight wellness destination designed around rest, relaxation and personal well-being.
KNEAD Hospitality + Design, the restaurant group behind popular Washington-area establishments including Mi Vida and Succotash, is exploring the project.
Rather than operating as a traditional hotel or day spa, Sagrada Mia would follow a retreat-style model in which guests arrive and depart together and participate in scheduled wellness experiences.
According to the plans reported by the Washington Business Journal, the property could accommodate up to 20 guest cabins, with a maximum of 42 guests under double occupancy.
Guests would book stays of at least three, four or six nights, depending on the retreat experience.
The concept emphasizes a quieter, more intimate atmosphere rather than large gatherings or conventional resort activities.
Where Would the Middleburg Wellness Retreat Be Located?
Sagrada Mia Sanctuary is proposed for 23130 Briar Patch Lane in Middleburg, Virginia, just off Route 50 between Aldie and Middleburg.
The 47-acre property is currently home to Briar Patch Bed & Breakfast Inn, a longtime lodging and wedding venue in western Loudoun County.
The location is surrounded by the rural landscape that helps define this part of Northern Virginia.
That setting is central to the proposed retreat's appeal.
Instead of developing a large hotel complex, KNEAD is proposing a relatively small number of guest accommodations spread across the property, with landscaped buffers and walking paths connecting the buildings.
For anyone who regularly drives Route 50 between Aldie and Middleburg, this is a familiar stretch of countryside.
And the project could represent a significant change in how the property is used.
What Would Happen to Briar Patch Bed & Breakfast Inn?
Briar Patch Bed & Breakfast Inn currently operates as a lodging property and wedding venue capable of hosting gatherings of approximately 200 people.
Under the proposed redevelopment, the property would transition toward smaller, scheduled wellness retreats primarily serving overnight guests.
The conceptual plan includes preserving and restoring the property's historic residence, which is more than 100 years old, for administrative use.
Other elements of the proposed redevelopment include:
20 guest cabins
Three buildings dedicated to wellness programming
A new pool and spa building
A guest amenities building
Renovated facilities for fitness, guest services and administrative functions
Walking paths and enclosed patios
28 parking spaces
The plans also call for removing several existing structures, including a barn, silo, pool and pool house.
KNEAD has indicated that the goal is to preserve the rural character of the property while creating a more cohesive wellness environment.
The current property owners, Ellen Goldberg and Dan Haendel, still own the land. KNEAD is considering either a long-term lease or a purchase.
No completed acquisition or lease has been announced.
What Wellness Experiences Would Sagrada Mia Sanctuary Offer?
The proposed Middleburg wellness retreat would focus on activities designed to promote relaxation, mindfulness and physical well-being.
According to the project's plans, experiences could include:
Yoga and meditation
Sound baths
Massage therapy
Movement practices
Botanical wellness
Spa and pool experiences
Guided wellness programming
The retreat would operate on an all-inclusive model, with guests participating in organized experiences during their stays.
Unlike a traditional resort where guests independently schedule activities, Sagrada Mia would use a cohort-style approach.
That means guests would generally begin and complete their retreat experiences together.
The concept reflects growing interest in travel experiences centered on rest, wellness and intentional time away from everyday routines.
Could the Middleburg Wellness Retreat Eventually Offer Psychedelic Therapy?
This is perhaps the most unusual aspect of the proposal.
KNEAD Hospitality + Design has expressed interest in potentially incorporating psilocybin-assisted experiences into Sagrada Mia Sanctuary if the substance becomes legal for such use in Virginia.
Psilocybin is a psychoactive compound found in certain mushrooms and is being studied for potential therapeutic applications.
However, psilocybin is not currently legal for this type of use in Virginia, and psychedelic treatments are not part of Sagrada Mia's current operating plan.
The Washington Business Journal reported that KNEAD co-founder Michael Reginbogin views psychedelic-related programming as a possible future addition rather than the foundation of the business.
The company previously operated a Sagrada Mia dining pop-up in Washington, D.C., featuring a menu designed around the stages of a psychedelic journey without actually serving psychedelic substances.
That experience was developed in partnership with the Johns Hopkins Center for Psychedelic and Consciousness Research.
While the proposed Loudoun County sanctuary is a separate concept, the developers say it draws some inspiration from the intentional and ceremonial aspects of that earlier experience.
For now, the focus remains on conventional wellness activities such as yoga, meditation, massage and restorative retreats.
Any future psychedelic-assisted programming would depend on changes in applicable laws and regulatory approvals.
When Could the Middleburg Wellness Retreat Open?
As of October 2026, Sagrada Mia Sanctuary remains in the preliminary planning stage.
KNEAD has submitted pre-application materials to Loudoun County and is seeking guidance on whether the proposed use is permitted under existing approvals or would require additional land-use authorization.
The developer expects to meet with county staff in November.
If the project receives the necessary approvals without significant delays, construction could take at least a year.
The earliest estimated opening would be the first or second quarter of 2028.
That timeline is preliminary, and the project is not yet approved.
What Could Sagrada Mia Sanctuary Mean for Aldie and Middleburg?
Western Loudoun County has long been associated with equestrian estates, wineries, historic properties and luxury country getaways.
A destination wellness retreat could add another dimension to the area's hospitality offerings.
Rather than attracting visitors primarily for weddings, wine tastings or weekend sightseeing, Sagrada Mia would target guests seeking immersive wellness experiences over several days.
For the surrounding community, the proposal also highlights an ongoing balancing act: welcoming new economic opportunities while preserving the rural landscape that makes western Loudoun distinctive.
The proposed low-density design and preservation of the historic residence appear intended to address that concern, although the county review process will ultimately determine whether the project can move forward.
As a real estate professional serving Aldie, Middleburg and the surrounding communities, I find these developments worth following because they illustrate how the region continues to evolve.
The appeal of western Loudoun isn't limited to its beautiful homes and open spaces. Its hospitality destinations, local businesses, historic character and lifestyle amenities also shape how residents and visitors experience the area.
A project like Sagrada Mia could contribute to that identity, provided it receives the necessary approvals.
What's Next for the Proposed Middleburg Wellness Retreat?
Several important questions remain unanswered.
Will Loudoun County determine that the proposed use is permitted? Will KNEAD secure a lease or purchase agreement for the property? How will the development plans evolve during the review process? And will the project ultimately move forward?
For now, Sagrada Mia Sanctuary is a proposal rather than a confirmed new resort.
I'll continue watching the county review process and sharing updates as more information becomes available.
What do you think about a luxury wellness retreat replacing Briar Patch Bed & Breakfast? Would you welcome this kind of destination along Route 50?
