One Loudoun in Ashburn, Virginia, with shoppers walking near the movie theater and Uncle Julio’s on a fall afternoon.

If you’ve driven through One Loudoun lately and wondered, What in the world are they building over there? — you’re definitely not the only one.

There has been so much construction, so many new storefronts and so many announcements that even those of us who live in Loudoun County can have a hard time keeping up.

And there’s more on the way.

From new restaurants and boutiques to national retailers and a new hotel, One Loudoun is continuing to evolve. Some businesses are already open, others are confirmed and coming soon, and a few big names are being reported as possibilities.

Here’s what we know as of late September 2026.

What’s New at One Loudoun in 2026?

Let’s start with what you can actually visit now.

Bartaco has arrived at One Loudoun

One of the latest additions is bartaco, which began its soft opening in September.

As reported by The Burn, the restaurant initially opened for dinner service, with plans to add lunch hours. This is bartaco’s first Loudoun County location.

The restaurant is part of the newer stretch along Exchange Street, where several other businesses have recently opened, including Arhaus, Alo, Tatte Bakery & Cafe and Van Leeuwen Ice Cream.

If you haven’t explored this section of One Loudoun recently, it’s worth another look. It feels considerably different than it did even a year or two ago.

Monkee’s of Loudoun opens in October

Another confirmed newcomer is Monkee’s of Loudoun, a women’s clothing, shoes and accessories boutique.

According to The Burn, the roughly 1,600-square-foot store is taking shape in the same row as Maisons, Scout & Molly’s and Southern Tide.

The boutique is owned by Ashburn resident Tonya Klause and is scheduled to open October 15, followed by several days of grand-opening festivities through October 18.

More Shopping Is Coming to One Loudoun

This may be the biggest change to watch.

One Loudoun has long had shopping mixed in with its restaurants, entertainment and residential development, but the newest wave of tenants is bringing even more recognizable retail brands to the center.

Anthropologie is among the names headed to One Loudoun. The Burn previously reported that the retailer plans to occupy approximately 7,500 square feet along Exchange Street, next to Lululemon and across from Kendra Scott. It would be Anthropologie’s first Loudoun County location.

Other retailers reported as coming to One Loudoun include Williams Sonoma, Pottery Barn and Madewell.

And then there are a few potentially very interesting additions that aren't official yet.

Could L.L.Bean be coming to One Loudoun?

This is the one that really caught my attention.

The Container Store recently closed its One Loudoun location, leaving behind a sizable retail space after a relatively short run at the development.

Now, another major retailer may be eyeing One Loudoun.

On September 25, The Burn reported that L.L.Bean is exploring a One Loudoun store and that plans show approximately 16,000 square feet being prepared for the retailer.

The size has naturally raised the question of whether L.L.Bean could be headed for the former Container Store space.

But there’s an important caveat: L.L.Bean has not officially confirmed a One Loudoun store.

So put this one firmly in the watch this space category rather than the start planning your shopping trip category.

Free People Movement may be coming, too

The same report points to another possible addition: FP Movement, the activewear and lifestyle brand from Free People.

Plans reportedly show FP Movement considering approximately 3,700 square feet at One Loudoun.

Again, this one has not been officially confirmed, so for now it belongs on the possible-but-not-yet-definite list.

And keep an eye out for Vuori

There’s another popular activewear brand potentially headed this way.

The Burn reported September 17 that Vuori is apparently in the works for One Loudoun.

Details are still limited, and the store has not been officially announced, so this is another development I’ll be watching rather than calling confirmed.

What Else Is Being Built at One Loudoun?

Not all of the construction is retail.

A Tempo by Hilton hotel is also under construction at One Loudoun, adding another major piece to the development.

Plans reported by The Burn call for a seven-story hotel with approximately 169 rooms, first-floor retail space, and the hotel lobby and fitness center on the second floor. The hotel is expected to open in 2027.

That means some of the construction you’re seeing around One Loudoun isn't another restaurant or store at all.

One Loudoun Is Changing — Again

So, what’s being built at One Loudoun?

Quite a bit.

Some of these projects have been in the works for a while. Others have just been announced. And a few — particularly L.L.Bean, FP Movement and Vuori — remain reported possibilities rather than confirmed tenants.

But taken together, they point to something interesting happening at One Loudoun.

The development already has plenty of restaurants and entertainment, but this latest wave appears to be adding more destination shopping to the mix. Brands such as Anthropologie, Pottery Barn and Williams Sonoma — combined with possible additions like L.L.Bean and Vuori — could give people another reason to head to One Loudoun beyond dinner or a movie.

And considering how quickly things are changing, I have a feeling this list won't stay current for long.

I’ll keep updating this post as new businesses are announced and opening dates are confirmed.
