What Can You Buy in Aldie VA Right Now? 10 Homes for Sale That Caught My Eye

Updated October 2026
I look at homes for sale in Aldie VA every day.
Not occasionally. Every day.
I watch what comes on the market, what sits, what reduces its price, what goes under contract—and sometimes what comes back on the market.
And because I live in Aldie and work in this market, there are things I notice that aren't always obvious when you're scrolling through an online list of Aldie VA homes for sale.
I know which neighborhoods don't turn over very often. I notice when a price seems particularly interesting for a community. I know when a townhome offers something buyers repeatedly ask me for. And sometimes, I've actually been inside the house.
So I thought I'd start sharing some of what I'm seeing.
For this month's look at homes for sale in Aldie VA, I selected 10 fee-simple homes that caught my attention. I'm intentionally leaving condos out of this particular roundup so buyers can get a better sense of what the fee-simple market looks like at different price points.
My picks range from a townhome priced at $624,900 to a six-bedroom home in Seven Hills offered at $1.407 million.
These aren't rankings. They aren't my listings. And I'm not saying these are the 10 “best” homes in Aldie.
They're simply 10 homes for sale in Aldie that made me stop and take a closer look—and I'll tell you why.
Plus, I've added one Coming Soon property at the end that I think Aldie townhome buyers may want to keep on their radar.
Listing status, pricing and availability can change quickly. Information below reflects what I was seeing in the Aldie market when this article was updated in October 2026.
What Do Homes for Sale in Aldie VA Cost Right Now?
One thing buyers quickly discover when they begin searching Aldie VA real estate is just how broad the market is.
Current public search results include everything from condos in the $400Ks to fee-simple townhomes, detached resale homes, new construction and luxury properties well above $1 million.
For this particular list, however, I wanted to answer a narrower question:
What can you buy in Aldie if you want a fee-simple home?
That's where things get interesting.
Among the 10 homes I selected, there are townhomes in the $600Ks and $700Ks, a semi-detached/twin home at $900,000, a detached home under $1 million, and several larger detached properties in the $1.1 million to $1.4 million range.
Let's take a look.
1. McMonagle Square — A Fee-Simple Entry Point at $624,900
$624,900 | 3 bedrooms | 3.5 bathrooms | 1,938 sq. ft. | End-unit townhome
For a buyer looking for a more affordable entry point into Aldie without purchasing a condo, this one caught my attention.
At $624,900, this three-bedroom end-unit townhome is the lowest-priced active home on my list.
That's important because when first-time buyers start searching homes for sale in Aldie VA, they can easily assume that buying here means spending $800,000, $900,000 or considerably more.
It doesn't always.
This home is fee simple, has a garage and provides access to community amenities that include a clubhouse, pool and fitness center.
Why this Aldie home caught my eye
I see this as an interesting possibility for a first-time homebuyer in Aldie who wants the benefits of a planned community but doesn't want condo ownership.
It's also an end unit, which is something many townhome buyers specifically seek.
For someone asking, “Can I buy a fee-simple home in Aldie in the $600Ks?”, this is exactly the kind of property I'd want them to know exists.
2. Sweet Myrtle Square — Stone Ridge at $685,000
$685,000 | 3 bedrooms | 3.5 bathrooms | 2,478 sq. ft. | Townhome
Next up is a three-bedroom townhome in Stone Ridge, one of Aldie's most recognizable planned communities.
At $685,000, you're getting nearly 2,500 square feet above grade, a garage and a new roof.
The home has also already had a price adjustment, which is something I watch closely when evaluating homes for sale in Aldie VA.
Why this Stone Ridge home caught my eye
For buyers searching Stone Ridge homes for sale, this represents another potential entry point into the community without moving into condo ownership.
And the new roof matters to me.
It's not the glamorous feature that necessarily gets someone to click on a listing, but major-ticket improvements can become very important when you're comparing resale homes.
A beautiful backsplash is nice.
A roof you may not need to replace anytime soon can be nicer.
3. Gallberry Terrace — An End-Unit Townhome at $745,000
$745,000 | 3 bedrooms | 3.5 bathrooms | 2,636 sq. ft. | End-unit townhome
If you've ever searched townhomes for sale in Aldie VA, you've probably discovered that end units tend to get attention.
Buyers often like the additional windows, extra natural light and the feeling of having only one attached neighbor.
This three-bedroom end unit offers more than 2,600 square feet above grade.
Why this Aldie townhome caught my eye
The combination of an end-unit location and generous square footage is what made me stop.
At $745,000, however, this is also where I would want a buyer to pay close attention to the competition.
Once you're shopping in the mid-$700Ks, the question isn't simply, “Do I like this house?”
It's also:
“What else can I buy in Aldie for approximately the same money?”
That's a comparison I make constantly with buyers—and one of the reasons knowing the current Aldie inventory matters.
4. Peaceful Terrace — An End Unit With Outdoor Space at $765,000
$765,000 | 3 bedrooms | 3.5 bathrooms | 2,198 sq. ft. | End-unit townhome
Here's another end-unit option, but this one caught my attention for a different reason.
The backyard.
Outdoor space can sometimes feel like an afterthought with a townhome. A nicely landscaped rear yard can change that experience considerably.
Why this one made my list
If I were working with an Aldie buyer who told me:
“I want a townhome, but I still want outdoor space that feels like somewhere I'd actually spend time,” this is the type of property I'd want them to see.
It's another reminder that two homes with the same number of bedrooms and bathrooms can live very differently.
When comparing Aldie VA homes for sale, I don't just look at the numbers on the listing sheet. I'm thinking about how the buyer actually wants to use the home.
5. Deer Grass Terrace — Single-Family Space Without a Detached-House Price
$900,000 | 5 bedrooms | 3.5 bathrooms | 3,328 sq. ft. above grade | Twin/semi-detached
This may be one of the more interesting properties on my list.
First, an important distinction: this is not a traditional detached single-family home.
It's a twin/semi-detached home.
But look at the space.
There are five bedrooms and approximately 3,328 square feet above grade, plus a fully finished basement that adds roughly another 1,000 square feet of living space.
Why this Aldie home caught my eye
For some buyers, “detached” is non-negotiable.
For others, what they're really trying to solve is a space problem.
They need another bedroom. A home office. More room for teenagers. Space for extended family. A basement where everybody can spread out.
This home makes me think about the second buyer.
At $900,000, it potentially delivers the kind of square footage buyers associate with a detached home without crossing into the price range of many larger single-family homes for sale in Aldie VA.
That's why I wouldn't dismiss it simply because it's semi-detached.
6. Experience Way — A Move-Up Option Under $1 Million
$949,000 | 4 bedrooms | 4 bathrooms | Detached home
I've been watching this one.
For me, this is a move-up buyer house.
Maybe you bought a townhome years ago. Maybe the kids were little then. Maybe you've added another child, two home offices, a dog, sports equipment and approximately 9,000 pairs of shoes since then.
The house that once worked doesn't work anymore.
This is the type of Aldie home for sale I'd put in front of someone having that conversation.
Why Experience Way caught my eye
First, it's detached and still below the $1 million mark.
Second, it's in Kirkpatrick Farms, a community with numerous amenities.
And third, it represents a very recognizable next step in the Aldie housing ladder:
townhome → larger detached home.
Buyers don't always need to jump from a $650,000 townhome to a $1.3 million house to gain more space.
Sometimes there's an option in between.
What Can $1 Million Buy in Aldie VA?
This is one of the questions I think more buyers should ask.
Once you approach $1 million, the homes for sale in Aldie VA begin to span several different categories.
You may find an older home with more land or character. You may find newer construction with modern finishes. You may be paying a premium for a particular community. Or you may decide that location and square footage matter more to you than age.
That's why I don't believe buyers should shop based on price alone.
At this level, you're often choosing among different lifestyles, not simply different houses.
And that brings us to the next four.
7. Grassy Meadow Drive — Nearly New at $1,149,999
$1,149,999 | 4 bedrooms | 3.5 bathrooms | 3,567 sq. ft. | Built in 2024
Some buyers love the idea of new construction.
They like newer systems, contemporary layouts, modern kitchens and the feeling that they won't immediately inherit a long list of projects.
But not everyone wants to wait for a house to be built.
This is where a nearly-new resale can become interesting.
Why this Aldie home caught my eye
Built in 2024, Grassy Meadow offers the opportunity to buy a home that's practically new construction without necessarily going through the entire new-build process.
It has more than 3,500 square feet above grade and is currently offered just under $1.15 million.
For someone comparing new construction homes in Aldie VA with newer resales, I would absolutely put this category into the conversation.
Sometimes the best “new construction alternative” is a home somebody else just finished building.
8. Stags Leap Drive — An Opportunity in Lenah Mill at $1,174,900
$1,174,900 | 4 bedrooms | 3.5 bathrooms | 3,072 sq. ft. | Lenah Mill
I've been watching this home for a while.
It previously went under contract and then returned to the market.
Whenever that happens, I pay attention.
Not because a return to market automatically means something is wrong with the house—it doesn't—but because a property that another buyer previously selected may deserve another look.
Why this Lenah Mill home caught my eye
Lenah Mill.
That's the story for me.
For buyers specifically hoping to get into this coveted Aldie community, opportunities at more approachable price points can be worth watching.
At $1,174,900, this one jumped out at me as a potential opportunity for a buyer who has wanted Lenah Mill but assumed the neighborhood would remain outside the budget.
And this is exactly why searching only by photographs or newest listing can cause buyers to miss something.
Sometimes the interesting opportunity is a home that has already been on my radar.
9. Balmoral Glen Court — A Willowsford Home I've Actually Toured
$1,199,990 | 4 bedrooms | 3.5 bathrooms | Willowsford
This one is different because I've been inside it.
I toured Balmoral Glen a few weeks ago, and my reaction was pretty simple:
This house is so cute inside.
I'm actually surprised another buyer hasn't picked it up yet.
Why this Willowsford home caught my eye
Balmoral Glen is on a small, tucked-away street that's part of Willowsford, directly across from Willard Middle School.
And that matters because buyers searching Willowsford homes for sale may naturally focus on the better-known streets or larger properties and overlook some of these smaller pockets.
Current public inventory shows Willowsford carrying a significantly higher median list price overall, which is another reason a home around $1.2 million deserves a look from buyers targeting the community.
This is also where having actually toured a property changes my perspective.
Listing photos tell me one thing.
Walking through a home tells me something else.
And this one was charming in person.
10. Lilac Oaks Place — Six Bedrooms in Seven Hills at $1,407,000
$1,407,000 | 6 bedrooms | 5 bathrooms | 4,202 sq. ft. above grade | Seven Hills
Our final property is the highest-priced home on my list.
And it caught my attention before I even got to the bedroom count.
Seven Hills is one of those Aldie neighborhoods that doesn't always get the same attention as some of the larger communities nearby.
But the drive into the neighborhood is beautiful.
It's built into a hilly area, and the approach gives you some wonderful views that you simply don't experience in every Aldie subdivision.
Why this Seven Hills home made my list
The house itself is substantial.
Six bedrooms.
Brick exterior.
More than 4,200 square feet above grade.
And it backs to woods.
For a buyer who needs significant space and wants a setting that feels a little different from some of Aldie's larger planned communities, this is one I'd want them to know about.
It's also a good example of why I don't think an online search for homes for sale in Aldie Virginia tells the entire story.
Google can give you the price.
An MLS search can give you the square footage.
Neither tells you what it feels like to drive into a neighborhood.
Bonus: One to Watch — A Stone Ridge Townhome Coming Soon at $635,000
There's one more property I want to mention, although it's Coming Soon rather than active.
A three-bedroom, 2.5-bath fee-simple townhome in Stone Ridge is expected to come on the market October 15 at $635,000.
It has approximately 2,287 square feet above grade, a basement and something many Aldie townhome buyers specifically request:
a two-car garage.
Why I'm watching this Coming Soon Aldie listing
The price immediately caught my attention.
At $635,000, it would enter the market close to the lower end of the fee-simple townhomes for sale in Aldie VA I'm watching, while offering a two-car garage and a Stone Ridge location.
For a buyer hoping to stay somewhere in the mid-$600Ks, I would have this one on the watch list.
We'll know more once it's actually available to tour.
Expected on-market date, price and property information are subject to change.
Townhomes for Sale in Aldie VA: What Buyers Can Find Right Now
If there's one misconception I'd like to challenge with this list, it's that buying in Aldie automatically requires a million-dollar budget.
It doesn't.
Yes, Aldie has a substantial luxury and move-up market. But buyers searching for townhomes for sale in Aldie VA still have fee-simple options in the $600Ks and $700Ks.
And there can be meaningful differences among them.
One may give you an end unit.
Another may give you substantially more square footage.
Another may have the backyard.
Another may put you in the community you've wanted.
Another may offer a two-car garage.
That's why I don't particularly like reducing a home search to:
3 bedrooms + 3 bathrooms + under $750K = show me everything.
The numbers start the search.
They shouldn't necessarily finish it.
Single-Family Homes for Sale in Aldie VA: Where the Price Jump Happens
The other pattern worth noticing is what happens as we move from townhomes and semi-detached homes into the detached market.
Among my selections, Experience Way gives us a detached option at $949,000. From there, several of the detached homes that caught my eye cluster in the roughly $1.15 million to $1.2 million range, before Lilac Oaks takes us above $1.4 million.
That doesn't mean every detached Aldie home falls into those ranges. Current inventory extends both below and far above the examples I've selected.
It does illustrate why buyers should understand the tradeoffs.
You may decide you'd rather have a huge semi-detached home than stretch for detached.
You may decide community matters more than square footage.
You may decide nearly-new construction is worth paying more for.
Or you may decide that a particular setting is worth waiting for.
There isn't one correct way to buy in Aldie.
There's the house that works for your life and your budget.
What Should You Look for When Comparing Homes for Sale in Aldie VA?
Price is important. But when I'm helping someone compare Aldie VA homes for sale, I'm looking beyond the list price.
I'm looking at the home's age and condition. I'm looking at recent improvements and the expensive items that may eventually need replacement. I'm looking at how the square footage actually lives—not merely the number.
I'm comparing HOA fees and amenities.
I'm looking at how long the property has been available, whether the price has changed and what else a buyer could purchase at roughly the same price.
I'm looking at the neighborhood.
And perhaps most importantly, I'm asking:
If we don't buy this one, what are our alternatives?
That's where understanding the current inventory becomes incredibly valuable.
A house doesn't exist in isolation.
It's competing with every other home a qualified buyer might reasonably choose instead.
Are There Affordable Homes for Sale in Aldie VA?
“Affordable” is relative, particularly in Northern Virginia.
But if what you're really asking is:
“Are there homes for sale in Aldie VA below $1 million?”
Yes.
Current public searches show inventory below $1 million across condos, townhomes and some detached or semi-detached options.
For this particular roundup, I intentionally excluded condos and still found several fee-simple choices below that threshold.
That's useful information for buyers who have written off Aldie after seeing $1.2 million, $1.5 million and $2 million homes appear in their searches.
Should You Buy a Townhome or Single-Family Home in Aldie VA?
That depends less on what somebody tells you you're supposed to buy and more on what you're trying to accomplish.
If keeping the purchase price lower matters most, a townhome may open more opportunities.
If you need a lot of space, don't automatically overlook twins or semi-detached homes.
If privacy and separation from neighbors are non-negotiable, then detached inventory probably needs to remain the focus.
And if community is your priority—perhaps you specifically want Stone Ridge, Kirkpatrick Farms, Lenah Mill or Willowsford—then we may build the search around the neighborhood first and the house second.
This is why I like looking at what you can actually buy in Aldie right now instead of talking about the market only in averages.
Real buyers don't buy averages.
They buy houses.
Looking at Homes for Sale in Aldie VA? Let's Talk.
If you're looking at homes for sale in Aldie VA and aren't sure where to start, give me a call.
You don't have to know exactly which neighborhood you want.
You don't have to know whether a townhome, twin or detached home makes the most sense yet.
And you certainly don't need to have picked a house before we talk.
Tell me your budget, what you need from the house and what you wish you could change about where you live now.
Then we can start looking at what Aldie actually has to offer.
